Surrounded by 6.5 hectares of forests, figs, and pomegranate and olive trees, it’s actually just three kilometres from a small town in the region of Perugia and incredibly close to the Tuscan border. The property dates back over 500 years, however, it has recently been completely renovated. The entire property provides absolute peace and quiet: although it feels remote and private, the property is within easy reach of the attractive Perugia and Assisi villages of the Region and offers some unique vistas on the surrounding green hills of Umbria. The houses are filled with light while rooms have beamed ceilings and windows overlooking the park with olive groves and pomegranate trees. The interior is airy and spacious and has been decorated in a classical style

The area where the hamlet is situated is called the Niccone Valley, part of the Upper Tiber Valley, from the Tiber River, which runs through the entire length of the valley for fifty kilometres. The Niccone Valley is named for the stream that flows through it, spilling into the Tiber River at its eastern terminus near Umbertide. Part of the valley is in Umbria and part is in Tuscany; at either end are the Umbrian towns of Lisciano Niccone and plain Niccone, and a small section from Mercatale to La Mita is in Tuscany.The Upper Tiber Valley is the northernmost Umbrian territory. Wedged between Tuscany and the rugged mountains of the Marches, this region has a unique cultural and social character. The people of this region have been master hunters and gatherers for centuries.

Chapel kitchen and all the kitchen equipment situated in the chapel cannot be used by guests, but only for pre-arranged meals prepared by our staff at an extra price

Gas (heating) when used starts at circa €260 plus VAT per day

Roads: To reach the villa there is 3 km of white gravel road. Please note that the roads are in good conditions but occasionally steep and with little stones as all the country roads, so they are not suitable for low-height cars

*This villa comes with the additional service of a travel planner, along with a local and regional concierge manager, known as APA locally. This gives you access to the concierge service at any time during or prior to your holiday, for any requests that you may have.

There is a refundable 30% charge for the APA service (Concierge), which also includes the damage deposit and it is to be paid at the time of the full balance payment. Any services that you require will be deducted from this at the time of check out and the remaining balance will be refunded to you.

There is a non-refundable charge for local taxes of €340 if the value of the villa is up to €15,000 per week or €680 if the value of the villa is above €15,000 per week.
